The Turkish citizenship law application manual has been updated, the government announced the new changes with a new circular that will become effective from January 1, 2023. According to the new regulations:


    The citizenship application will no longer be submitted with joint ownership, according to the new circular, if the foreign applicant shares his property rights on the title deed with another real or legal person, he cannot apply for Turkish citizenship with the said property, the property must be in the name of one person.


    There are no restrictions on the number of properties to be purchased or the type of property, it is possible to apply for Turkish citizenship with one or more real estate options such as residence, place of work, land or farm at a total selling price of at least 400,000 US dollars. According to the old guidelines, more than one sales contract has been accepted for real estate that meets the minimum sales amount. However, with the amendment made in the law, the minimum purchase amount must now be finalized with a single sales contract. It is not possible to apply for Turkish citizenship with more than a contract of sale.


    The new manual clearly states that real estate with a timeshare system cannot be the subject of an application for Turkish citizenship.


The new amendment will be effective from January 1, 2023.

We have compiled for you a list of required documents and the list consists of two sections, the first section of the list is mandatory for everyone, and the second section is mandatory for foreigners.

The list of documents is as follows:

Mandatory for everyone:

    Title deed or a copy of it.
    Identity document or passport (passport translated and certified by a notary for foreigners).
    Certificate of fair value of the property” (Emlak Rayiç Bedeli Belgesi) from the relevant municipality.
    Compulsory earthquake insurance policy (DASK) for residential property.
    One photo of the seller and two photos of the buyer.

Mandatory for foreigners:

    Property valuation.
    Real estate application form (beyan formu). It is a form containing general information (Tax Number, parents ' names, etc ...) about a foreign citizen who buys or sells real estate in Turkey.
    If the passport does not indicate the nationality of the passport holder, an official document showing citizenship is needed.
    Foreign exchange certificate (döviz alım belgesi). It is a certificate granted by the bank when the value of the property in foreign currency is deposited in the bank and converted into Turkish lira.
    Turkish tax number.
