Updating the Turkish citizenship Regulation guide


The Turkish citizenship law application manual has been updated, the government announced the new changes with a new circular that will become effective from January 1, 2023. According to the new regulations:


    The citizenship application will no longer be submitted with joint ownership, according to the new circular, if the foreign applicant shares his property rights on the title deed with another real or legal person, he cannot apply for Turkish citizenship with the said property, the property must be in the name of one person.


    There are no restrictions on the number of properties to be purchased or the type of property, it is possible to apply for Turkish citizenship with one or more real estate options such as residence, place of work, land or farm at a total selling price of at least 400,000 US dollars. According to the old guidelines, more than one sales contract has been accepted for real estate that meets the minimum sales amount. However, with the amendment made in the law, the minimum purchase amount must now be finalized with a single sales contract. It is not possible to apply for Turkish citizenship with more than a contract of sale.


    The new manual clearly states that real estate with a timeshare system cannot be the subject of an application for Turkish citizenship.


The new amendment will be effective from January 1, 2023.

The title deed transfer documents are very important because any missing document will cause the transfer to be postponed until the document is available.

We have compiled for you a list of required documents and the list consists of two sections, the first section of the list is mandatory for everyone, and the second section is mandatory for foreigners.

The list of documents is as follows:

Mandatory for everyone:

    Title deed or a copy of it.
    Identity document or passport (passport translated and certified by a notary for foreigners).
    Certificate of fair value of the property” (Emlak Rayiç Bedeli Belgesi) from the relevant municipality.
    Compulsory earthquake insurance policy (DASK) for residential property.
    One photo of the seller and two photos of the buyer.

Mandatory for foreigners:

    Property valuation.
    Real estate application form (beyan formu). It is a form containing general information (Tax Number, parents ' names, etc ...) about a foreign citizen who buys or sells real estate in Turkey.
    If the passport does not indicate the nationality of the passport holder, an official document showing citizenship is needed.
    Foreign exchange certificate (döviz alım belgesi). It is a certificate granted by the bank when the value of the property in foreign currency is deposited in the bank and converted into Turkish lira.
    Turkish tax number.

Qatari investments support the Turkish economy

Reuters news agency quoted Turkish economic officials as saying that Qatar is expected to buy two billion dollars worth of Turkish international bonds in January, in accordance with a previous agreement aimed at supporting Ankara's foreign exchange reserves.

According to the two officials, Doha has already invested nearly a billion dollars as part of the broader agreement, and Reuters reported last November that Turkey and Qatar are holding talks for Qatar to provide funding of up to ten billion dollars, including up to three billion dollars by the end of this year.

 

Reuters continued that with the two billion dollars expected in the first weeks of the new year 2023, Turkey will have achieved a preliminary plan ranging from two billion to three billion dollars out of a total of ten billion dollars worth of Qatari investments.

A new issue is currently being planned for the first week of next year 2023 with expectations that Qatar will buy almost two billion dollars and that the rest of the money will flow to Turkey during 2023.

 

According to Reuters, the flow of foreign funding has helped the Turkish government to maintain the stability of the lira over the past months as inflation began to decline after exceeding the threshold of 85%, and the Turkish Ministry of Treasury and Finance announced this month the issuance of international dollar-denominated bonds worth one billion dollars, 55% of which were bought by investors from the Middle East.

As a result of excavations carried out in the Isparta kulh area near the yarmburgaz cave , rock tombs dating back to Roman times were found .

From Basaksehir and kuchukcekmece, Sultan Muhammad Khan crossed with a large army coming from Edirne in 1453/03/23 towards Istanbul and wiped out the Byzantine Empire .

The process of destruction that began with the Ottoman-Russian war in the area of Basaksehir with the Balkans continued during the first World War and its population increased with the wave of emigration that occurred as a result of the war .

After the proclamation of the Republic , most of the region was administered by the Bakirkoy municipality for a long time, and after 1987 some parts of the region were connected to the newly established Buyukcekmece and kuchukcekmece regions .

In 2008/03/06 , in accordance with the provisions of Article 19 of the law on the establishment of districts within the boundaries of the capital's municipality, Basaksehir district was established and the surrounding neighborhoods and villages were annexed to it to operate under its administration .

The economic situation of the Basaksehir region

There were many farms in Basaksehir , which was considered a food warehouse for Istanbul and supplied it with most food products such as vegetables, fruits, dairy, meat, etc., and it also created many job opportunities.

As mentioned earlier, a lot of food has been grown in the area in addition to beekeeping and livestock breeding such as sheep, goats, cows, buffaloes and camels

It is a temporary market that is distinguished from other bazaars by its large and modern 4-storey structure and has free parking.

Basaksehir Medical City

 

It is also called ikitli City Hospital , and it is considered the largest medical City in the world with an area of 2 million square meters built with an earthquake-resistant system .

The Medical City consists of 10 buildings and contains 3 helipads , with a capacity of 2,682 beds, 725 clinics and 90 operating rooms, 3 of which are dedicated to hybrid operations and an emergency operating room .

Specialized sub-hospitals located in the Medical City are the General Hospital , obstetrics and gynecology , children's hospital , cardiovascular diseases , orthopedics and neurology , oncology , physiotherapy and rehabilitation and mental health .


Ataturk Olympic Stadium

 

Ataturk Stadium was built and equipped to host all kinds of events and organizations , and the stadium is classified in the list of five-star stadiums of the European Union .

The construction of the Ataturk Stadium began in 1999 in the ekitli district on a land area of 584 hectares , and is considered the largest project of the Olympic Park .

Completed in 2002 , it can accommodate 82,576 people and has a parking lot for 18,900 cars, and is considered one of the largest and most important stadiums in the world.


Basaksehir Al-Fateh Stadium

 

Istanbul Basaksehir Football Club stadium was established on a land area of 160 thousand square meters, and it was opened by a special organization from President Recep Tayyip Erdogan .
